Conceptual Retail Design

FCE has worked in conjunction with the York County Economic Development Authority to prepare a conceptual site design for a prospective large scale retailer who was looking to locate a 250,000 square foot retail facility in York County.

The prospective developer was having a difficult time envisioning how his facility would fit onto and look from different vantage points on the site.

FCE working in conjunction with Transportation Resource Group (TRG) created a 3-D site plan with an actual aerial photograph of the site functioning as the base map for the plan.

The first thing that was necessary was to create a site plan that gave the maximum visibility to the unique front of the building while still maintaining the large number of parking spaces that would be associated with a facility of this size.

After the site plan was created, FCE proceeded to create a digital 3-D model of the proposed building with details as small as window frames and recessed dormers. Once the model of the building was created surrounding buildings were created in 3-D to help establish the overall surroundings.

These elements were then rotated and aligned to give the developer a true perspective on what the development was going to look like when completed.
