Phase I ESA - First Capital Fibers

Phase I Environmental Site Assessments (ESA) are generally required by financial lending institutions during the due diligence process for purchasing commercial and industrial properties. The purpose of a Phase I ESA is to determine if there are any environmental hazards associated with the site due to current, past, or neighboring uses that would have an impact on the property owner purchasing the property and their financial lending institution.

First Capital Fibers is an industrial and manufacturing facility located within York, PA. The business was expanding wanted to purchase a warehouse property located across the street from their location, adjacent to other industrial uses. The proposed warehouse property did not contain any environmental hazards. However, properties within close proximity were identified with them, including leaking underground storage tanks and small generators of hazardous wastes. FCE analyzed existing physical features and conditions in relation to the location of these neighboring uses to determine if the environmental hazards would have an impact on the warehouse property.
